FAQ

Our team leverages nearly 20 years of experience in the Intown Atlanta market to provide a strong, realistic market analysis for your property. We’ll collaborate with you to set a rental price that maximizes your income while keeping vacancies low. Our marketing expertise ensures your property is competitively positioned to attract quality tenants fast.
We take the guesswork out of tenant selection. Our thorough screening process includes credit reports, criminal history checks, employment and income verification, and rental history reviews. We also search eviction databases and the internet for additional insights. You’ll get a clear breakdown of each applicant’s pros and cons, and we ensure compliance with Equal Housing Opportunity laws.
We handle rent collection so you don’t have to worry. Tenants can pay through multiple methods, including automatic withdrawals. If rent is late, we issue notices per Georgia Landlord Tenant Law and pursue timely resolution. Security deposits and rent payments are held in an escrow account, reconciled monthly—and we don’t get paid unless you do.
When an issue arises, a Cooper Brown representative personally inspects it to determine if it’s normal wear and tear or tenant-caused damage. We coordinate with our trusted vendors and technicians to complete repairs efficiently and cost-effectively. You won’t need to rearrange your schedule—we save you time and money while keeping your property in top shape.
In the rare case of an eviction, we’ve got you covered. We manage the entire process, from issuing required notices to coordinating with dedicated vendors for repairs and cleaning to get your property rent-ready again. Once resolved, we’ll market the property, screen new tenants, and get it leased quickly—all included in our management services.
We’ll consult with you at your property to identify what’s needed to make it “rent ready”—a condition that attracts tenants faster and for higher rent. If repairs or upgrades are required, we’ll arrange for our handymen and contractors to handle the work, saving you money and hassle from the start.
You’ll receive a detailed monthly Cash Flow statement showing income and expenses, plus an Annual Summary Cash Flow Statement and a 1099 for tax purposes. We maintain a comprehensive Rental File for each tenant, tracking payments, leases, notices, inspections, and repairs, so you’re always in the loop.
We conduct free periodic inspections within the bounds of Georgia Landlord Tenant Law to check your property’s condition. If issues arise, we’ll notify tenants with documented notices (e.g., property condition notices) and address repairs promptly. Our hands-on approach ensures your investment is cared for as if it were our own.
